Deirdre is Conveyancing solicitor with wide experience in complex commercial property transactions, drafting and negotiating contracts for sale and related documents for high value and complicated commercial and residential transactions and representing multiple co-owners in property related disputes in all superior courts in Ireland.

Many of Deirdre’s transactions require an in-depth understanding of construction law and planning and building regulations as they applied to her clients’ cases. In some instances, indemnities would have been required for planning or environmental risks which had been identified. A comprehensive understanding of the operation of the Building Control (Amendment) Regulations 2014 is required to deal with handover provisions in a development contract for the delivery of the new building in the transactions.

Deirdre’s expertise is in Commercial Property, Banking & Securities, Commercial Transactions, Commercial Litigation and Planning & Construction Law. She has advised clients on large complex commercial property to include a project involving the sale of a site located in Dublin conditional on the delivery of a new building on part of the site estimated to have a multi-million Euro market value at completion. The estimated costs of development of the entire site have been conservatively put at c. €500m. This transaction commanded an in-depth understanding of the anticipated funding structure for the proposed development and requirements of private equity funders and the structuring of the transaction accordingly. Deirdre has wide experience acting for both purchasers and vendors (corporate entities and natural persons) of commercial property including advising on title and planning law, building control, environmental law, mapping issues and identifying and advising on the application of VAT on property transactions at an early stage. These commercial transactions also involved advising clients in relation to bank facility agreements and ensuring corporate governance obligations were complied with where appropriate. Deirdre has advised commercial clients in relation to all forms of loans and banking security including Facility Letters, Mortgage Debentures, Guarantees, Priority Agreements and Step-In Agreements, drafting deeds of Discharge / Release and the removal of charges in the CRO. She has extensive experience acting for receivers in sales of large commercial and residential property developments including advising on their obligations to both borrower and bank. Deirdre advised a large international manufacturing company on application of Data Protection Act 2018 to the use of a new medical device.
