Fiona qualified as a Solicitor in April 1994 and since then has been a practicing solicitor with the Law Society of Ireland, as well as being a member of the Law Society of England & Wales. Prior to joining Amorys Solicitors, Fiona gained extensive experience in Ireland and the UK, across a wide range of commercial & residential property transactions and lending, as well as landlord & tenant matters. She also holds Diplomas from the law Society of Ireland in Employment Law & Commercial Contracts.

Fiona’s extensive experience most recently includes working as a Senior Associate on a leading Property Team who acted for a private charitable housing body acquiring turn key developments and residential property and dealing with long lease portfolios.

Fiona’s work for the private housing body included substantial residential and leasehold property portfolios, as well as dealing with turn key developments.

Fiona gained invaluable experience and insight into the housing needs and schemes for the provisions of social and affordable housing. This included residential portfolios for the acquisition of 2nd hand stand alone or managed properties in all Council areas of Dublin and outside Dublin from the Housing and Sustainable Communities Agency and from private vendors. Fiona also prepared all Capital Assistance Scheme (‘CAS’) loan documents, which sometimes included the necessity to qualify the title, or resolve issues to the Council’s satisfaction, prior to CAS funds release. Separately, Fiona also worked on the acquisition of Turn Key developments – either by way of a site to be developed subject to issued or pending planning permission requirements and deadlines and/or renovation of existing developments or properties of varying size, from 4 units to 10+ units, depending on the type and location of development; carrying out the usual pre contract due diligence, such as checking defects periods & the professional team warranties, as well as the proposed management of the development, before finalising all pre-conditions of the Council(s) for CAS funding release. In addition, Fiona dealt with lease and repair leases, as well as leasehold portfolios from a private landlord of mostly managed properties, ranging from between 10 – 20+ years, made pursuant to the Housing Acts 1986 – 2015; ensuring, inter alia the landlord’s insurances were all in place to the client’s satisfaction, as these were all pre fitted out premises to an agreed specification.

Fiona’s overall property experience includes acting for private clients and developers, preparing a wide range of deeds and leases, as well as Booklets of Title, licences, wayleaves, corporate security documentation, registration of charges, mortgages, debentures and guarantees in the Registry of Deeds/Land Registry/CRO as appropriate, including a London Based Company Directors/Borrowers on all aspects of Bank Loan and separate bridging finance security documents for multi-million pound valued property(s) security and related development scheme; as well as Dublin Based Company Directors on all aspects of €4m NAMA Development Loan. Fiona also assisted an Irish nationwide retail client through one of the early High Court examination processes.
